What 163,130 Cold Calls to Land Owners Taught Us
Who sells, where, and what they ask for their land
We count every call our team makes to vacant land owners. As of October 19, 2026, the total stands at 163,130 calls and 23,428 real conversations with owners. Here's what those conversations show.
About 1 in 5 owners are ready to sell. 21.2% of owners who talked about their land were ready to sell now. Another 45.2% were open to selling later. Only 2.7% got hostile or asked not to be called.
The "not yet" pile is the bigger opportunity. Almost half the owners you reach will sell someday. Most investors never call them back. A simple follow-up schedule turns those owners into a second pipeline you already paid for.
Some states sell faster. Arizona leads with 31.0% of owners ready to sell, then Florida at 26.6%, Colorado at 25.0% and Washington at 24.0%.
Small lots move faster. Owners of lots under 1 acre were ready to sell 26.9% of the time. Owners of 20 to 100 acres were ready 18.5% of the time.
Owners start high. The typical owner asks 2.2 times the county's market value, and 52.5% ask more than double. Bring comps to the first call.
The day you call barely matters. Ready-to-sell rates stay between 20.5% and 22.4% Monday through Friday. The list you call matters far more than the day.
Why owners sell: their plans changed (22.9%), they aren't using the land (22.7%), or a life event hit (21.7%).
